Our thanks to Monique, Tina and That Cookshop team for delivering a nice varied menu over the last year. We look forward to new and exciting kitchen pop ups in the coming months. In the meantime, we've teamed up with our good friends at Yard Sale Pizza while we look for our next kitchen partner.

Prospectus for a New Food Operator
Ready, Chef, go! We would like to hear from companies or individuals interested in operating a food offering at the pub.
Background
The Antwerp Arms is a community pub owned by 460 shareholders and operated by an elected managing committee, The Antwerp Arms Association. We are a comfortable, community centred space seating 60, with a small covered garden at the rear. We're open Tuesday - Sunday, opening from 12pm at weekends.
The managing committee lets the bar operations to RBC Pubs Ltd under the management of Andy and Sam. This includes the provision of food from the pub kitchen. Bar services are managed by pub managers on a day to day basis.
We continue to invest in the pub, installing air conditioning, refurbishing the space and providing a diverse programme of entertainment which includes live music and DJs.
The opportunity
Our wet sales have increased by 15% over the last two years, and now we're excited to expand our food offer. We currently have installed YardSale pizza as a temporary food option but are eager to develop our range with a dedicated company or individual to run the kitchen.
The average turnover per month for the last kitchen operator was £7000 but ranges from £4500 - £12000. Annual turnover for the proposed kitchen operator could be £80,000
The majority of food trade takes place Friday, Saturday and Sunday, with Sunday lunches being popular.
What We're Looking For
A kitchen operator who can run a clean, efficient kitchen, separating waste.
A menu which caters for adults and families, including a range of price points to cater for our community.
The ability to cater for events on an adhoc basis, including parties and wakes.
A kitchen operator who can work with us to promote their food.
An interest in the local community, and willingness to share the space on Tuesdays and Wednesdays (until 4pm) with a free, volunteer run community kitchen.
Our proximity to Spurs stadium brings in large crowds. We're looking for a quick service menu for event days, and the ability to deliver high volumes of orders during these busy periods.
Operational challenges
We believe in full transparency and want to set out the challenges the kitchen operator may face, and how we'll work together to resolve them:
Weekday footfall: The pub is extremely popular on match days, with a good turnout on weekends. However, our location off of the High Street means we have limited footfall on weekdays. We're looking for a kitchen operator whose food can help attract customers.
Brand awareness: We would like to develop our reputation for food, and are looking for a kitchen operator who can help us make our food part of our identity.
Community activity – we're proud to host a free, community kitchen on Tuesdays and Wednesdays, and the kitchen is returned to serviceable condition at 4pm. This can require communication and forward planning from the kitchen operator.
Commercial terms
These are negotiable, with a rent free trial period followed by a 10% commission on sales. For this we provide:
A fully functioning kitchen including a griddle, two deep fat fryers, gas oven, Rational oven, microwave, small pizza oven.
Energy and utility costs included.
The organisation of food waste disposal and pest control.
